Votes can be weighted according to the participation coefficient of each dwelling or unit. Available from the Professional plan.
Without depending on who can attend
Each owner votes from wherever they are during the voting period, and anyone who prefers to vote in person can do so at a polling station with a ballot box, which feeds into the same count.

A typical case: the annual general meeting of owners
- Upload the list of owners, with the coefficient for each property, from a CSV or Excel file.
- Open one vote for each item on the agenda: accounts, budget, works…
- Each owner votes during the voting period with a username and password, via a personal link sent by email (from the Starter plan) or at the in-person polling station.
- When it closes you have the result for each item, with a technical record that any owner can verify for themselves.
What people usually ask before getting started.
Does it replace the meeting or the minutes?
No. The Horizontal Property Act sets out how meetings are convened and how majorities are calculated. Demokratian provides the technical tool and a verifiable record of the process; the notice of meeting, the minutes and their validity depend on the law and your property manager. Please check with them before using it.
Will there be a dedicated portal for owners’ communities?
Yes, we are working on one, with tools designed for owners’ meetings. If you would like us to let you know or to tell us what you need, write to us.
Do owners have to register?
No. They can sign in with a username and password, vote using a one-time personal link they receive by email (from the Starter plan; by SMS from the Professional plan) or vote at the in-person polling station.
What happens when the meeting ends?
